Platinum Estate Invest is a financial real estate product designed for private or institutional investors on an international level. This product allows an investor to finance or refinance private individuals and companies in Belgium or other countries if the local law allows it.
This financial product offers the investor complete protection because during the contract of minimum 3 years he owns 100% of the shares of the real estate company previously owned by the Belgian private individual or holding company with double signature on the Belgian company ( investor-Belgian private individual or holding company ) during those 3 or more years. The investor buys the shares of the Belgian real estate company at 60% of the commercial value of the real estate minus the outstanding mortgages.
Furthermore Platinum Estate Invest is a financial real estate product that is tax-optimised for both the investor and the private Belgian individual or holding company. This is achieved by establishing a Swiss company for the investor in case he is not Belgian. In case the investor is Belgian or Swiss, no Swiss structure is needed. Tax optimisation through Switzerland is in no way an obligation and is only an option of choice.
How does it work?
Via the Swiss structure and a Swiss bank account , the investor makes finance available to private Belgian individuals or holding companies by acquiring the shares of the real estate company owned by the Belgian private individual or holding company. This finance system is secured by a double signature on the Belgian real estate company. As the double signature offers full security to the investor, a mortgage inscription is not a must.
After 3 or more years the Belgian private individual or holding company can buy the shares of the Belgian real estate company back for the same price he sold it. During those 3 years the private Belgian individual or holding company pays from 3 to 6% a year on the amount of the transaction as occupation fee. If the private Belgian individual or holding company doesn’t buy the shares back on the due date, the investor remains finally owner of the shares of the Belgian real estate company. In this case the investor has a additional profit of 65% which means that his total interest on 3 years is 75% or 25% a year or more. In case that the Belgian private individual or holding company buys the shares back after 3 years, the investor has a yearly interest from 3 to 6% on his investment with “0” risk factor.
All contracts are finalised before our notary acting in conjunction with the notary of the investor.
The occupation fee starts from 0,25 to 0,5% of the invested capital paid monthly or yearly by the Belgian private individual or holding company.
The duration of an investment of this kind is minimum 3 years.
This investment plan conforms to all national and international laws currently in effect. As the investor holds the shares of the Belgian real estate company during the contract no judicial intervention shall be necessary in the event of dispute.
Such investment is not only applicable for real estate companies but for all kinds of industries. In case of real estate you need a company valuation by auditor in combination with a real estate valuation and in case of other industries only the company valuation by our auditor is requested.
